How To Make Your Home Stand Out In A Crowded Market

As our local market slowly transitions from a seller's market to a buyer's market in several segments, making your home stand out becomes more important than the last couple years when low inventory made buyers less selective.  Here's a few areas that can generate positive ROI (return on investment) while helping your home sell quicker.  Keep an eye out for Pro Tips...

  1. Refresh your landscaping! Just edging, pruning trees or shrubs or even removing bushes that obscure the front of your home make a huge difference. Add fresh ground cover like mulch or gravel and you'll see a major improvement for a really small price. If you have grass, keep it watered and mow more often so you look fresh. Think of it like brushing your teeth before a date. Do you really want to be the person who shows up for a date with something stuck to your teeth?  First impressions are the most important and this is so easy to nail that you'd be crazy not to do something so simple and inexpensive!

  2. Bathroom "Refresh" - Fresh lighting and hardware on your cabinets and shower or tub can make a big difference. Add a fresh coat of paint and easy to install tile accents from Lowe's or Home Depot and you're in business! Pro Tip #33: Purchase new flaps and handles for your toilets if you really want to impress the ladies.  This refresh can be completed for a few hundred bucks and you don't need a contractor

  3. Garage door - Replace or paint that old garage door to give your home a fresh look. An upgraded garage door can be expensive, but you'll get a solid ROI on that investment plus it will increase curb appeal. 

  4. Decking or Patio - In Central Oregon having a great outdoor living space is a HUGE plus. Sand and re-stain that deck so it looks inviting. If that's not possible, adding a Trex deck will give you a great return, and will have buyers picturing spending time outside. 

  5. Siding - This could be exterior paint or if your home is older, new siding. New paint and exterior updates are the quickest way to give your home positive curb appeal. Avoid wild colors and go with something that makes your home look appealing. Pro Tip #108: Lighter colors tend to make your home look larger.
